Build wealth through real estate with a lender that gets it.
Real estate is one of the most effective paths to long-term financial security for firefighters. Firefighters First Credit Union is a portfolio lender, which means we keep investment property loans in-house for significantly more flexibility. We lend to LLCs and other business entities, evaluate each application individually and bring experience in both real estate investment and the fire service.
Real estate financing built for the Fire Family investor.
Whether you are adding a rental property, acquiring commercial real estate or building from the ground up, our Business Lending team can structure the right loan for your investment goals.
Residential 1-4 unit rental property loans.
Finance or refinance a single-family home, duplex, triplex or fourplex as a rental property. We lend nationwide, handle approvals in-house and work toward quick closings. We may also lend to your LLC or other business entity.
Commercial real estate loans.
Loan amounts up to $20,000,000 with flexible terms and no prepayment penalties for investment or owner-occupied commercial properties, including office buildings, retail strips and storage facilities.
Construction and development loans.
Lock in your rate before construction begins, pay interest only as funds are drawn and convert automatically to standard mortgage financing when the build is complete. One closing, no refinance required.

Everything you need to know about investment property loans.
What types of investment properties does Firefighters First Credit Union finance?
Firefighters First offers financing for residential rental properties of one to four units, commercial real estate including investment and owner-occupied properties and construction and development projects. Contact our team to discuss the specifics of your property.
Can I borrow through my LLC or business entity?
Yes. Firefighters First may lend to a limited liability company or other business entity to support your asset protection and tax strategies. This is one of the advantages of working with a portfolio lender that keeps loans in-house.
What does it mean that Firefighters First Credit Union is a portfolio lender?
As a portfolio lender, Firefighters First holds its investment property loans in-house rather than selling them on the secondary market to Fannie Mae or Freddie Mac. This gives us greater flexibility in how we structure and approve loans, allowing us to work with situations that conventional lenders may not accommodate.
How large can a commercial real estate loan be?
Commercial real estate loans are available up to $20,000,000. Contact our Business Services Team to discuss loan amounts and terms for your specific project.
Are there prepayment penalties on commercial loans?
No. Firefighters First Credit Union commercial real estate loans do not carry prepayment penalties.
How does the construction loan process work?
Construction loans use a single-closing process. You lock in your rate and loan amount before construction begins. During construction, you pay interest only on funds as they are drawn. When construction is complete, the loan automatically converts to permanent financing with no second closing required.
Do I need a business membership to apply?
Yes. Business membership is required before funding. If you do not yet have a business membership with Firefighters First Credit Union, our Business Services Team can help you get set up. You can also apply online to begin the process.
Business membership required before funding. All loans subject to Firefighters First policies and program guidelines. Lending to LLCs and other business entities is subject to eligibility and underwriting requirements. Contact the Business Services team for details.
